How to Make Your Home Green

(ARA) – From floor plans to new furnishings, home remodeling comes with endless choices and possibilities. Whether it’s a small project or a major addition, one important element to keep in mind as a homeowner makes those choices is green design.

To make it easier to incorporate green elements in renovation projects, the American Society of Interior Designers (ASID) Foundation partnered with the U.S. Green Building Council (USGBC) to produce green remodeling guidelines for the homeowner, builder, designer and construction professional.

Green design not only reduces the impact on the environment and saves resources, it promotes a healthy lifestyle free of toxic materials and allergies. The increasing availability of new technology and innovative products is making it easier to achieve a healthy, safe and efficient home. In fact, anyone can implement aspects of green design. It can be as simple as purchasing bulk-product dispensers or as extensive as installing a tankless water heater for the entire home. Here are a few ideas for the homeowner that chooses to go green:

* Appliances: Choose high-efficiency water heaters, low-flow toilets and showerheads, faucet aerators, and energy- and water-efficient appliances. Consider using bulk-product dispensers for body-care products.

* Flooring: Reuse existing flooring and subflooring when possible and look at flooring made from natural or rapidly renewable materials for new floors. Refinish wood floors using safe processes and with greener and safer materials. Avoid carpeting in high moisture areas or where spills could occur. Consider removable area rugs instead of wall-to-wall carpeting

* Lighting: Make smart use of natural light and supplement it with efficient electric lighting like compact fluorescent bulbs.

* Paints: Use low- or zero-VOC (volatile organic compound) paints, finishes, adhesives, grouts, caulking, and sealants.

* Furnishings: Choose cabinetry and other furnishings made from recycled or reclaimed materials or wood certified by the Forest Stewardship Council. There are a number of products on the market, including countertops, tables, chairs and flooring, made from a wide range of recycled and reclaimed materials. Select compact furniture that incorporates storage and consider reused, salvaged or antique furniture.

* Water Use: Set water heater temperatures no higher than necessary and conserve water use.

* Safety: Install smoke and carbon monoxide alarms.

REGREEN, set to launch during INTERIORS 08: The ASID Conference on Design (www.asid.org/interiors) March 13-16, 2008 in New Orleans, is a residential remodeling program created through the collaboration of professionals in all sectors of the homebuilding industry. Currently, a draft of the REGREEN guidelines is available for public comment and review. Access the guidelines online at www.regreenprogram.org. The final version will be released next March at INTERIORS 08.

QUESTION:

I need to buy a house with a good resale value. How do I determine if my house will increase in value within the next five years so that we can upgrade? I can buy a smaller house in a great location or get twice as much house in a good location. Which is a wiser decision?

ANSWER:

It's like buying stocks. How do you really know which ones will increase most in value over the next five years? As with any investment, there are risks.

The most often quoted rule is that location is the most important factor.You want to make sure that the house does not back to busy streets and is as close to the interior of the tract as possible. Avoid corners and intersections. Choose the middle of the block or a cul de sac. You'll want to be sure it has at least two bathrooms (if you are buying in an older area).

Sometimes it is just timing that works out best for you. For example, if you buy a home before a major surge in local prices.

 

Smart Strategies To Increase Home Sale Profits

(ARA) - The proposition of selling a home is getting better with each passing day according to a recently released report from the National Association of Realtors. If you need to sell your home, a few smart strategies can help you increase your profits.

A number of real estate pundits are pointing to the recent decline in home inventory and the fact that interest rates have increased on the 30-year fixed mortgage as a positive endorsement of a healthier housing market.

Joanne Sebby, a licensed real estate broker in Chicago, and operator of a local Two Men and a Truck moving franchise, believes she’s benefitting from what could be the start of a real estate "bloom," if not a full "boom."

"Bargain hunters are beginning to make moves on homes that are still way undervalued’’ Sebby says. "The key for sellers is to get creative in marketing your home’s offerings so you can become one of those homes that get a look, and hopefully sell your house in a reasonable amount of time."

While the real estate outlook is the best it’s been in recent memory, home loans are still more difficult to come by and home values are down an average of 20 percent, according to the NAR. It’s likely that if you are selling your house today, you’ll likely do so at the cost of higher profits that you may have realized in healthier markets.

Regardless, Sebby suggests there are a number of creative ways home sellers can mitigate their losses on the sale.

"Most home sales involve some service-oriented companies such as moving companies, carpet cleaners, painters or other services," she says.

Sebby suggests sellers need to think of their bottom line when selecting service companies in order to maximize profits on their home, and consider pitching in to keep costs down.

"Determine what budget you have to work with and be up front with the people providing you with estimates," Sebby says. "I’ll often counsel people who call our moving company to maybe box and label everything themselves, or have all the boxes collected in the room closest to the front door. If there’s a number we have to work with, we’ll make suggestions on how to make it work to suit their needs."

Sebby suggests using the same tactics with home inspectors, painters or other service personnel.

"Do a little research and find what portion of the work you can comfortably do yourself. If you’re saving money along the way it’s going to impact your profit on the house. A little bit here and there can really add up."

Brig Sorber, president and chief executive officer of Two Men and a Truck -- the nation’s largest franchised moving company -- believes the current housing market provides more opportunity than risk.

"As a business owner, you look at your operations a little closer and ideally come away with a clearer understanding of what your company needs to do to stay competitive," Sorber says. "The same principle applies to homeowners looking to sell. In an optimal market, a buyer may just scan the Internet, find a local mover and sign on the dotted line. Today’s customer is more aware; they’ve done competitive research on what to expect from a legitimate moving company, and that benefits those of us who value long-term relationships with our customers."

Chances are, even sellers with the best intentions won’t realize the full value of their home in today’s market. However, as Sebby suggests, there’s no harm in optimizing your profits with a little extra effort and a do-it-yourself approach.
